A four-phase process, from first conversation to finished space.

'Flexible by Design'
You don't have to commit to the whole journey with us, and that's by design. Phases one through three each stand on their own and can genuinely stand alone: a layout consultation to help you see your space differently, technical drawings for an existing place based on its real conditions or your own input, or a fully realized look and feel. Each one covers only what belongs to it, unless you take it as part of a package. Site coordination, the fourth phase, is the one exception. We only take that on once we've carried the first three through ourselves, so we know the project inside and out. Wherever you start is fine with us, and you're always welcome to pause, come back, or go further whenever it makes sense for you. That said, we'll always be honest: a project tends to feel most whole, most coherent, when it's carried through from first sketch to final detail as one continuous journey, which is why, if it's within reach, we recommend the full package.
01 — Layout Structuring
This phase begins with an in-depth, back-and-forth conversation to fully understand the client's wants, needs, and daily use of the space, not just what it should look like, but how it should function day to day. Any particularities that need special attention within the space are identified at this stage, whether that's an awkward layout, a structural constraint, or a specific habit or routine the design needs to accommodate.

The number of sessions required scales with the square footage of the project, ensuring smaller spaces move quickly while larger ones get the depth of discussion they need. This phase includes one on-site visit, allowing for a firsthand read of the space's proportions, light, and existing conditions. From there, 3D sketches are developed and presented to the client, giving a first tangible sense of the proposed layout before moving forward.

02 — Technical Drawings
Once the layout structuring is validated by the client, the project moves into a more technical stage: detailed drawings are developed based on the approved layout, including electrical plans and elevations that translate the design intent into precise, buildable documentation.
Additional on-site visits are necessary during this phase to take exact measurements and verify existing conditions, ensuring the drawings are accurate and ready to guide the construction and installation teams.
03 — Look and Feel
This phase focuses on shaping the atmosphere and character of the space. In line with OFFSET's intelligent bricolage approach, the look and feel is built around what's already available, whether reclaimed from the site itself or sourced elsewhere, giving materials a second life rather than defaulting to everything new. Moodboards are developed and presented to the client, built around specific materials, textures, and resources, with concrete recommendations on what to use and where, grounded in the inspiration the client has already gathered. Once the moodboard direction is validated, either space by space or for the project as a whole, the studio moves on to producing detailed 3D renders, giving the client a realistic, final visual of how the space will look and feel once complete.
04 — Site Coordination
The final phase covers the day-to-day coordination required to bring the design to life. This includes on-site coordination between the different trades involved, including contractors, electricians, plumbers, and others, as well as sourcing the specific materials selected earlier in the process. Throughout this phase, budget and timeline are closely followed and communicated to the client, ensuring the project stays on track, transparent, and true to what was originally envisioned.
